What types of land work best?

Ideal properties typically offer a blend of natural appeal and practical access. We evaluate factors like local regulations, existing infrastructure (roads, utilities), and proximity to local attractions. Rural acreage, active farmland, and recreational parcels often make exceptional retreat locations. If your land is a strong candidate, we’ll let you know right away.

What does the initial feasibility study include?

Our upfront study is a rigorous deep-dive into your property's potential. We analyze local regulatory codes, evaluate necessary utility expansions, and conduct market research to project realistic revenue based on comparable properties. You'll receive a clear, straightforward assessment of the project's viability before any capital is risked.

How much does it cost?

Costs are broken into two phases: initial development and ongoing operations. The development phase requires capital investment for site preparation, permitting, and the purchase of units. For ongoing operations, our management fees are directly tied to your property's performance (on a revenue-share basis). Because every parcel is unique, we outline the exact financial requirements and projections clearly before you sign any agreements.

Can I choose my level of day-to-day involvement?

Absolutely. We designed our partnership model to be flexible. If you want a truly passive income stream, we are fully equipped to handle 100% of the daily operations. If you prefer to have a hand in specific decisions or guest interactions, we will gladly customize our management approach to match your comfort level.

What is a typical timeline from planning to opening day?

Timelines vary significantly based on local regulatory speed and the extent of site preparation required. A straightforward project with favorable local codes can launch in 2 to 3 months, while complex developments may take 6 to 12 months. We map out a realistic, custom timeline for your specific property during the feasibility phase.

What if my property doesn't qualify?

We’ll give you a clear, honest explanation why. We’ll also outline exactly what would need to change (such as a future zoning update or utility expansion) to make it viable down the road. And as always, this initial assessment is completely free.
